Riverport Commerce Park Attracts 5 Distribution Operations in the Last 6 Months

Jasper County and City of Hardeeville Welcome 5 New Companies to Riverport Commerce Park

 

Since North Signal and EJF Capital announced in 2019 that they would develop 4.6 million square feet of Class A distribution space at Riverport Commerce Park in Hardeeville, there has been a flurry of construction activity  on US Hwy 17, with North Signal Capital announcing that 5 companies have invested in long-term distribution operations at the park.

“We are delighted with the progress that North Signal’s investment at Riverport continues to bring to Jasper County,” said SouthernCarolina Alliance Chairman Marty Sauls. “Their investment is the spark that we needed at the park to bring new jobs and stoke the fire on this corridor of activity, where we anticipate a bright future for job creation in Jasper County.”

“It’s so exciting to see these beautiful distribution facilities going up, knowing that each one will bring not only direct jobs at the park, but indirect jobs to our region as well,” said Jasper County Council Chairwoman Barbara Clark. “It’s rewarding to see tangible results after working with our partners at the regional, state and local level for years to attract private investment and jobs like this.”

According to announcements made between April and September by North Signal, the distribution operations announced thus far will create approximately 60 new jobs and include products in a variety of industry sectors.

As early as last April 6, North Signal Capital announced that the company had secured a 5-year lease of 36,000+ SF in the Riverport I Building with Style Access, a tile distribution company based in Dallas, TX.

Then on May 12, North Signal Capital announced a 59,000+ SF, 7-year lease with Seawest Logistics, a growing apparel logistics company based in Edison, New Jersey.

On June 30, the company announced that they had secured a 164,500 SF, 5-year lease with Jonathan Y, a well known luxury home furnishings and lighting company based in New York City.  This project alone is anticipated to create 40 jobs.

North Signal announced on September 14 that TWUSA-South Carolina LLC, a third-party logistics provider serving clients that utilize platforms such as Amazon, Wayfair, Overstock.com and eBay, had also signed a 164,500 SF, 5-year lease, completely filling the new Riverport 3 facility.

In the latest announcement, made by Home Depot with the SC Department of Commerce on September 22, the Fortune 500 retailer announced a 10-year, 58,500+ SF lease at Riverport l to grow their supply chain and distribution operations, creating 14 new jobs in Jasper County.

“The River Port Commerce Park is a growing asset for the City of Hardeeville. By early 2022, 1.3M square feet of warehouse space will be open for business. The coming years are projected to see over 4M square feet completed and occupied and will likely coincide with the completion of Exit 3 by 2026,” said Hardeeville Mayor Harry Williams. “This project, led by North Signal Capital and SouthernCarolina Alliance, is a transformative development for Hardeeville, Jasper County and the school district as new tax revenues will bring enhanced services and lower taxes for our community and educational opportunities for our children. The City Council and staff welcome all the new and future members of our business community, and we wish everyone years of success.”

“Buildings 1 and 3 are completed and fully leased to five stellar distribution companies. Buildings 2 and 4, offering over 800,000 square feet, are currently under construction,” added SCA Chairman Marty Sauls. “This is only the beginning of job creation at Riverport Commerce Park, and we are thankful for our private partners and local and state government allies, who have made this success possible.”
